Navigator Homes has raised $20.5M from land, charitable contributions, and utility investments. In addition, it has secured a USDA loan guarantee ($8.5M) and is to receive a USDA direct loan ($36.0M) for a total of $65.0M. To secure the debt financing, Navigator Homes must now raise an additional $3.0M in cash donations towards construction.

About the Project
Welcome home to Navigator Homes of Martha’s Vineyard! Licensed, skilled nursing care staff members and other staff members focus on the whole person – medical, emotional, and social needs. A disruptor in the nursing home industry, Navigator Homes, inspired by the Green House Project model, provide an environment where seniors can thrive, by eliminating the three plagues of aging: loneliness, helplessness, and boredom.
What makes this project different?
The onset of the COVID-19 pandemic made it clear that the old way of caring for our elders is broken. Residents at Navigator Homes of Martha’s Vineyard will not be crammed into rooms together and forced to use shared bathrooms, cutting down on potential transmission of infectious diseases. Likewise, all workforce housing will be on-site, reducing the risk of transient carers introducing pathogens into the elder’s environment. Opening in Fall, 2025, Navigator Homes of Martha’s Vineyard will house 70 people in 5 homes with 14 residents each. Each resident has a private room with bathroom. In beautiful, well-appointed, spacious communal areas, residents will share living room, kitchen, dining rooms, and other enriching and recreational spaces, both inside and outside. Outside space is a pocket park thoughtfully landscape with native species.
Who will live at Navigator Homes of Martha’s Vineyard?
All current Residents from Windemere Skilled Nursing (the only skilled nursing home on Martha’s Vineyard) will have the option to relocate/move into the new Edgartown-based, Green House inspired community. Navigator Homes of MV will encourage those who qualify for Skilled nursing care to move to the new community, including those individuals seeking short-term rehabilitation after hospitalization, as well as those seeking Long Term Care. Navigator will accept MassHealth, Medicare, and Private Pay.
Project Snapshot
Located on 490 Vineyard Haven Road, Edgartown, MA.
Five separate residential homes totaling 55,960 SF.
The five Green House homes are clustered around a central outdoor garden area.
Each 11,192 SF home includes 14 private bedrooms and space for sitting and personal storage.
Central common area features a fireplace, sitting and gathering areas and open kitchen and family style dining.
Project will be constructed on 9 acres that is part of a larger 24-acre parcel located at 490 Edgartown Vineyard Haven Road.
The adjacent site will construct workforce housing apartments to be completed by Martha’s Vineyard Hospital, an affiliate of Mass General Brigham.
The new workforce housing will help support the employee base needed for the operations at the skilled nursing home facility.
